Ed Hershfield has over twenty-five years of experience representing clients throughout the United States in all aspects of complex real estate transactions, including acquisitions, financings, restructurings, zoning and land use matters, development and permitting processes, architectural and construction contracts, workouts and dispositions. His clients include national real estate developers, pension fund advisors, hedge funds, architectural firms, publicly traded corporations, national banks and other institutional lenders. Ed has been recognized in Chambers USA: America’s Leading Lawyers for Business and Woodward/White's Best Lawyers in America.
Ed is regularly involved in all facets of lending, including working with lenders and borrowers to develop and implement workouts and restructures of real estate loans. In addition to distressed sales and forced liquidation situations, he has been involved in creating numerous “shared appreciation” restructurings where lenders and other creditors obtained equity interests and additional payment based on future property performance and sales value. His experience in real estate finance also includes representing lenders in the restructuring of multi-state loan portfolios to working with hedge funds and other investors in identifying value in distressed real estate assets, developing strategies to give his clients competitive advantages, and acquiring or restructuring assets or loans to enable his clients to take full advantage of opportunities.
Ed’s development experience includes being principal outside counsel to the developer of the largest mixed-use project in the Greater Boston Area: the transformation of a 1,400 acre former military base into a residential, commercial and recreational mixed use community. He also works with clients developing multifamily sale and rental projects, downtown and suburban biotech projects and commercial office campuses and towers. His experience in these matters covers the entire scope of the project, from acquisition, to permitting, design, construction, financing and leasing or sale.
